June 2022 Market Statistics

Here's a snapshot of the market for single family homes in Adams, Arapahoe, Denver, Douglas, and Jefferson counties for the month of June 2022, compared to the previous 3 months.

With many people concerned the market has “slowed down”, let’s take a look at these numbers. Overall, we have seen the average sales price stay the same or decrease slightly across the board. With that said, number of properties sold has increased by approximately 6%, while number of house on the market has increased anywhere from 74% to 96%!

What does this mean? The market hasn’t slowed down. House sales are still increasing, but the inventory has SIGNIFICANTLY increased! The two numbers have not grown proportionally, which means Buyers have more houses to choose from and Sellers might not sell their home the first day on the market.
